Mistake #1: Neglecting to Get a Buyer Broker Early On Part (2)

The first thing Carol did when she met Max and Andrea was to ask them if they were working with a mortgage lender. When they said no, she arranged for them to meet with a lender and get the approval process started.

Late the next day, the lender called Carol and told her that Max and Andrea looked pretty good. There were a couple of small credit problems he had to clear up, but that shouldn’t be too difficult and they could buy a home around $260,000 with 10 percent down. Carol met with the buyers and quickly determined what type of home, the number of bedrooms, and the amenities they wanted, along with areas with a reasonable commute.

Carol found them fourteen homes that merited inspection. The first eight were nice but didn’t click. The tenth home turned out to be a winner; it was exactly what the buyers were looking for. Max and Andrea quickly made an offer and Carol presented it to the sellers and their agent that evening. The offer was accepted, with a closing date scheduled in three weeks.

Although it’s true that you can find a home on your own, going it without an agent limits you to about 15 percent of the market. Using a buyer’s agent, however, can ensure you make the right moves and get the best deal.
